The Challenge
Pirelli, a leading real estate development and management firm in Italy, faced the challenge of managing a significant number of new public sector contracts. These contracts involved overseeing 3,000 buildings and 5,000,000 square meters of space, along with 4,500 service-specific contracts. The company needed to simplify and integrate various contract management processes to optimize service quality and monitor management costs and revenues effectively. Additionally, Pirelli aimed to enhance their ability to handle 10,000 annual work requests and 300,000 preventive maintenance work orders from public sector clients.
The Solution
To address the challenges, Pirelli chose ARCHIBUS as the central platform for integrated management of their public sector accounts. With the assistance of Italian Business Partner eFM, Pirelli implemented ARCHIBUS Project Management to manage the administration of government contracts. They also adopted ARCHIBUS Space Management to streamline space data collection and analysis for buildings under management. This included automated data collection and extraction, as well as advanced visualization capabilities for building floors, rooms, and equipment. Additionally, Pirelli implemented ARCHIBUS Building Operations Management to handle the 10,000 annual work requests and 300,000 preventive maintenance work orders. A service desk function was established to support company employees in managing work requests from public administration offices. The preventive maintenance process provided several key advantages, including on-time reliable maintenance, real-time monitoring of projects, and a reduction in systems and equipment failures.
