About The Customer
Founded in 1956 and based in Mumbai, India, K. Raheja Corp. is one of the country’s leading real estate brands. The company specializes in commercial and residential real estate development, with successful offshoots in retail and hospitality. The real estate industry in India is booming, estimated to increase in size to USD676 billion by 2025. This impressive growth has opened up lucrative opportunities for developers like K. Raheja Corp.; to make the most of them, the group must ensure that its operations run as efficiently as possible.
The Challenge
K. Raheja Corp., a leading real estate brand in India, was facing challenges in managing the massive amounts of paperwork generated by its operations. With each project involving complex processes, managed across many different departments and involving multiple stakeholders, meeting deadlines and regulatory demands was a challenge. The group was generating approximately 15,000 documents every month, most of which involve multiple levels of approval. The paper-based system was causing delays in locating individual documents and moving them through various levels of approval.
The Solution
K. Raheja Corp. embarked on an ambitious project called SAMHITA to introduce a centralized electronic document management system (DMS) that could provide easy access to content across multiple departments and locations. After reviewing a number of offerings, K. Raheja Corp. selected a suite of IBM Enterprise Content Management solutions to serve as the foundation for its new approach to document management. The group launched the new solutions in two phases over the course of six months. The first phase covered retail and hospitality operations at the group’s Inorbit malls and Chalet hotel chains, respectively. The second phase covered Real Estate divisions based in Mumbai, Hyderabad, Bangalore and Pune.
Operational Impact
  • K. Raheja Corp. has used IBM® FileNet Content Manager to digitize hundreds of thousands of documents, which are stored in a centralized IBM FileNet® Content Manager repository.
  • Around 430 users across the group take advantage of DMS to access and share information in a quick, consistent manner.
  • K. Raheja Corp. has also automated and optimized key business processes, using IBM Case Foundation, helping teams work more efficiently.
  • The new approach to document management is helping K. Raheja Corp. to drive greater efficiency around procurement processes.
Quantitative Benefit
  • Significantly shortened the time taken to retrieve and share documents.
  • Eliminated the expense and risk of managing paper files.
  • Improved information visibility and better control over end-to-end procurement processes.
